Office building rating scheme - NABERSNZ

EECA Business in collaboration with the New Zealand Green Building Council (NZGBC) has launched a scheme to measure and rate the energy performance of office buildings in New Zealand.

The scheme is based on the successful National Australian Built Environment Rating System (NABERS). It has been adapted for New Zealand conditions by the Energy Management Association of New Zealand (EMANZ), working with Exergy in Australia.

NABERSNZ™ is a voluntary scheme that will assist owners and tenants to reduce energy use, reduce energy costs and reduce greenhouse emissions.

Under NABERSNZ™ qualified assessors will measure and score the energy performance of office buildings, giving tenants and owners a star rating out of 6. See a list of current assessors on the NABERSNZ website.

The rating allows building owners and tenants to see how they are performing relative to others in the market. It also encourages them to undertake energy efficiency actions to improve their rating.

Higher ratings will help building owners improve their property values and rents, as well as reduce vacancy rates. For tenants, higher ratings mean lower ongoing operating costs.

Ratings provide a credible, independently verified way to measure performance. They can also be used by building owners and tenants to demonstrate a commitment to energy efficient and sustainable business practices.

NABERSNZ™ is supported by a free, online self-assessment tool that allows building owners, facilities managers and tenants to check performance on a regular basis.

The potential for savings

In New Zealand, commercial buildings use around $0.8 billion of electricity each year, accounting for around 9% of total energy use and 21% of our electricity use. We estimate around 20 - 25% of this could be saved, directly saving businesses money, and collectively worth around $200 million to the economy. NABERSNZ™ will help to identify the opportunities and encourage more action.

Roles and responsibilities

EECA has signed a license agreement with the NSW Office of Environment and Heritage (OEH) to bring the Australian rating tool to New Zealand. NABERSNZ™ will form a key part of the EECA Business offer in the commercial building sector.

NABERSNZ™ is administered by the New Zealand Green Building Council. This includes training assessors, managing the assessment process and working with industry to encourage participation.

The Australian tool was adapted for New Zealand conditions by Energy Management Association of New Zealand (EMANZ), working with Exergy in Australia.
